not permitted in any of our properties
unless by prior consent of the landlord. |
We do not exclude tenants
claiming benefits; however it is at
the discretion of the landlord, his
mortgage provider or insurer. We would
therefore advise people claiming benefits
to contact us before viewing any properties. |

REFERENCES |
| All our properties will
hold a current (CORGI) landlords gas
safety certificate at the beginning
of tenancy. |
All our properties
will require all adult tenants to
be referenced through an independent
credit referencing agency (CRA).
In addition two forms of identification
will be required, one of which is
to include a photograph. |
| VIEWINGS |
RENTS |
Viewings can be arranged
by contacting us. All viewings will
be accompanied by a member of staff
unless previously arranged by the
landlord. Not all of our properties
will have room sizes given on the
website tenants are therefore advised
to take a pen and paper to their
viewing and if time permits our member
of staff will give measurements on
request.
Although television and telephone
lines may be present in a property
this is not an assurance that there
is an aerial present or active telephone
line, it is the responsibility of
the tenant to make their own enquiries
with regards to these services. |
A minimum of one months
rent will be required in cleared funds
on or before the moving in date.
All rents quoted are per calendar month, your rent payment will be set up via
standing order, please note it is your responsibility to cancel the standing
order at the end of the tenancy. Standing orders will be set up so as to achieve
payment to us or the landlord in cleared funds by the due date. We would therefore
advise that this is a consideration in your plans for your moving in date. |
| TENANCY DEPOSITS |
UTILITIES AND COUNCIL
TAX |
A tenancy deposit usually
amounting to £100.00 greater
than one months rent will be required
on all properties. This will be required
in cleared funds on or before the moving
in date.
In an attempt to return tenancy deposits promptly and resolve any disputes, from
6th April 2007 in accordance with new legislation most of our tenancy deposits
will be held in a custodial tenancy deposit scheme. |
On taking up a tenancy
it is the responsibility of the tenant
to pay rent, council tax, gas, electricity,
water, telephone and television license.
Although it is not compulsory it
is recommended that all tenants take
out a contents insurance policy,
this can be arranged through Milltown
Lettings. |
